Strategic Locations for Growth - New Growth Zones
It is highly likely that the locations identified for growth and regeneration in the adopted Core Strategy are still the most suitable and sustainable for new development. The Growth Zones the Council has previously identified are shown on the map below. But more land in new locations is needed for more development and to replace developable land used up since 2011.
This consultation and parallel technical assessment work with key stakeholders will establish the most suitable and deliverable options for new growth zones to accommodate employment and housing beyond that possible in the areas on the map below. Some potential zones where new housing could go are shown in the second plan below and in the housing land section.

How soon will any development being planned actually happen?
The new Local Plan is for the period from now to 2036. Some of the development, particularly new housing, will need to happen in the next five years. Larger developments and bigger sites are likely to take much longer to get going, especially if new roads, drainage, etc. are needed to open up the land.

Strategic Locations for Growth - New Growth Zones - Having easy access to major roads such as the A66 and A1, for construction and residents. - Access to the site doesn't then need to go through town or increase traffic within Darlington. - A large scale extension which can virtually be 'contained'. - Easier and cheaper to market larger developments rather than a number of small ones. -Easier to communicate with stakeholders for the same reason as above. -increases the 'footprint' of Darlington rather than trying to make use of existing space (cramming). -It's large enough to offer space for additional infrastructure such as schools, doctors, shops etc, which will not increase demand on existing infrastructure within the town and will create jobs. |
